Corporate Architect / Construction Manager    1994 - 1999

 Directed both design conception and project management on new construction projects as well as renovation of existing structures.  Saved over $250,000 in outside professional design fees by acting as lead architect on 95,000 s.f. prototype retail facility.

Achieved project cost savings of 20% by consolidating the positions of Architect, Construction Manager and General Contractor on a building addition in a city with highly restrictive zoning regulations.

 Reduced Contract Document phase by two to three weeks in implementing the "Garden Center" concept in six major city markets.  Each facility was visited in person, a base CAD drawing was generated on site for management input and approval.  The final concept was released to local architects for contract document generation.  This approach also maintained tight design standards.
